4. Strategic Thinking Behind the Selling Process

We pride ourselves on our intimate market knowledge. To devise your optimum selling strategy, we assess your property’s attributes and your individual needs, match your home to buyer groups, and consider current economic indicators. There are basically four different selling strategies from which you can choose from.

Private Treaty – With a sale price up-front, Private Treaty is ideal for vendors who want a low-key sale. This also suits vendors who don’t want large public open for inspections. This method of sale does, however, limit the likelihood of achieving a price above ‘the expected’. Normally this is a slower method of selling because the asking price is usually at a premium, and there is no deadline for the prospective purchaser.

The Internet – under-pins all our selling strategies. But it can also be used solely to market your property. We are a technology savvy office, with the most visited stand-alone real estate agency site in Australia. To date, we have sold more than $400m of property over the internet.

Public Auction – Fundamentally, buyers are forced to compete in the open market, which in Mosman continues to show signs of strength. If you achieve a ‘higher than expected’ bid, prior to auction, you may choose to accept the offer. Ideally, an auction will prevent you from under-selling if there are two strong buyers willing to compete.

Expression of Interest – Some buyers today shy away from auctions. For this reason, RWM is also seeing considerable success with Expressions of Interest with a closing date. This method of sale is more relaxed, and inspections can be made by appointment or done through open houses. It relies on the agent to work on the buyers prior to the deadline. ‘EOI’ can create a bidding dual behind the scenes, but can’t maximise the emotional element that often comes into play at an auction.

Now word of the success has even spread to the US, with San Francisco, New York and Vancouver all launching their own “Butts Out” campaigns to save our world’s beaches.
